Transit and Civic Millwork Detailing A concourse never closes.
An airport concourse never closes. Neither does a station, a courthouse lobby or a civic centre. Everything installed there has to be built for a duty cycle most commercial interiors never see, and installed in windows measured in hours around live operation.
What this sector demands
- Public duty cycle.
- Surfaces, edges, hardware and fixings face continuous use by people who did not buy the building and will not treat it gently. Detailing for that is a different exercise from detailing for an office.
- Phased installation around live operation.
- Work happens in short windows, in occupied buildings, with access routes and noise constraints set by the operator rather than the contractor.
- Public procurement documentation.
- Civic and transit projects tender on a defined basis with strict comparability requirements, and the bid documentation has to fit that route.
- Life-safety and performance obligations.
- Public buildings carry requirements that appear in the specification and change substrate, assembly and finish selection. The drawing has to reflect what the specification imposes.
Where packages fail here
- Commercial-grade detailing in a public environment.
- An edge or hardware selection appropriate to an office, installed where thousands of people pass daily.
- Items that cannot be installed in the available window.
- Access, sections and sequence not resolved, in a building where the window cannot be extended.
- Serviceability ignored.
- Public millwork gets damaged and has to be repaired in place. A detail that cannot be serviced without dismantling becomes a replacement.
- Specification obligations read as description.
- Performance requirements treated as background, then found at submittal review on a project where review is unusually rigorous.

FAQ
Frequently Asked Questions
Do you have credentials for public sector work?
We produce detailing and documentation; the credentials and certifications required of a project sit with the contracting parties. What we report is what the specification requires and where the documents conflict.
Can you work with phased installation windows?
Phasing affects sections, field joints, access routes and sequence, and those belong in the drawing set rather than being solved on the night.
How do you handle performance requirements in the specification?
Read in full before drawing, extracted, and reported with their implications. Conflicts with the drawings are raised as queries before detailing rather than as RFIs afterwards.
Is transit work different from commercial fit-out?
Materially. The duty cycle, the installation constraints and the review rigour are all higher, and detailing that would pass in an office will not survive here.
